How a briefing comes together
From upload to briefing is usually a few minutes. Nothing here replaces a professional; it changes what you bring to one.

Add the property and its documents
An inspection report, a seller's declaration, a certificate of location — as PDFs.

We read them
Each document is read and every finding extracted with the page it came from, classified and grouped. A crack, a stain and a smell can be one problem wearing three hats.

You read it, and so does your team
Invite your broker, your inspector, your notary. They see the same findings with the same citations and can answer a question on any one of them. Where one of them reads a finding differently — a classification too low, a score that misses something they saw on site — they can propose the change, and it moves only if you accept it.

The address keeps what you found
When you close your file you can leave your findings with the address instead of deleting them. The next buyer of that house is told a record exists and can read it if they ask. Your documents are erased either way, and nothing names you.
What it cannot do
Exetto reads only what you give it. It cannot see the property, and a document that is silent on a subject is not evidence that nothing is wrong. Findings are produced in part by automated language models, which can misread a document or miss something in it. Exetto does not replace the advice you get from your real estate professionals like brokers, agents, inspectors, notaries and lawyers. You should always consult with your advisors before making a decision.
